Zoning Hearing Board

The ZONING HEARING BOARD is made up of five members who hear, upon appeal, applicants who desire variances, challenges, or special exceptions made to the Zoning Ordinance. Decisions of the Zoning Hearing Board may be appealed in the Court of Common Pleas of Tioga County only.

The Wellsboro Zoning Ordinance purpose is to promote, protect and facilitate any or all of the following: the public health, safety, morals, and the general welfare; coordinated and practical community development and proper density of population; emergency management preparedness and operations, airports, and national defense facilities, the provisions of adequate light and air, access to incident solar energy, police protections, vehicle parking and loading space, transportation, water, sewerage, schools, recreational facilities, public grounds, the provision of a safe, reliable and adequate water supply for domestic, commercial, agricultural or industrial use, and other public requirements; as well as preservation of the natural, scenic and historic values in the environment and preservation of forest, wetlands, aquifers and floodplains, and natural drainage.

ORDINANCE No. 615 was updated and put into effect in June of 2004. The Official Zoning Map was updated and adopted in September of 2004. The Board meets on an as needed basis in the Council meeting room of the John E. Dugan Fire Station Municipal Building.
